Project Overview

Zayed International Airport’s Midfield Terminal Complex is a landmark aviation project designed to serve as Abu Dhabi’s primary international gateway and a global hub for Etihad Airways. The terminal accommodates approximately 45 million annual passengers and integrates a highly complex mix of passenger processing, retail, hospitality, and operational environments within a single large-scale facility.

The Challenge

The project’s complexity was driven by the scale and timing of the tenant fit-out program within an active construction and commissioning environment:

  • Delivery of 200+ retail, F&B, and lounge spaces, including high-end luxury brands

  • Fit-outs representing ~10% of total terminal program, with significant operational impact

  • Integration with strict fire/life safety and performance-based design criteria

  • Coordination between tenant designers, base building systems, and airport operations

  • Execution during base building testing and commissioning (T&C), with zero tolerance for disruption

  • Managing multiple stakeholders including client, design consultants, contractors, airlines, commercial operators, and the AHJ

This required a highly controlled approach to design governance, interface management, and construction coordination.

My Role

As part of the Owner’s team, I led the design management and delivery of the entire tenant fit-out program, acting as the central point of coordination between all stakeholders.

My responsibilities included:

  • Overseeing design review and approvals for all tenant spaces

  • Ensuring compliance with architectural standards and fire/life safety requirements

  • Managing interfaces between tenant systems and base building infrastructure

  • Coordinating with the base building contractor to protect the testing and commissioning process

  • Acting as a key liaison between the client and the prime design consultant, including contract and performance management

I operated in a high-stakes environment where decisions directly impacted project schedule, operational readiness, and commercial outcomes.

Key Contributions

  • Established interface management framework
    Developed a centralized database mapping all utility and system interface points between tenant spaces and base building infrastructure, significantly improving coordination efficiency.

  • Implemented controlled integration process for tenant works
    Introduced a formal No-Objection Certificate (NOC) process enabling tenant contractors to safely connect to base building systems without disrupting T&C activities.

  • Developed logistics and sequencing strategy for fit-out delivery
    Created a site logistics and coordination framework to manage simultaneous construction across hundreds of tenant spaces.

  • Ensured compliance with complex fire/life safety standards
    Led design reviews to align tenant designs with stringent performance-based fire engineering requirements.

  • Stabilized stakeholder alignment during critical construction phase
    Managed relationships between client, consultants, and contractors to resolve conflicts and maintain project momentum.

Outcome

The tenant fit-out program was ultimately delivered within a highly constrained construction and commissioning environment, enabling the delivery of a world-class retail and hospitality environment aligned with Abu Dhabi’s brand ambitions

The project demonstrated the importance of structured interface management, design governance, and stakeholder alignment in delivering complex airport environments at scale.
